Keys and changes notes:

A note ahead of time... honestly I don't know if any of this is true. Theory I was a long time ago and I have forgotten most of the explanations for why these things work. I just remember that they do. That said:

We begin in Bb Lydian (1 flat) for the intro and first verse.

(0:52) Using the Dm7 at the end of the verse as a pivot chord the chorus progresses to possibly-parallel-major(???) D Mixolydian (1 sharp).

(1:10) Since D Mixolydian is pretty much G major we can take the Eb and F chords at the end as a typical bVI-bVII progression but then instead of resolving up to G it uses FMaj7 as a pivot chord back to Bb Lydian for the second verse.

(1:42) Second verse to chorus again uses the Dm7 as a pivot to D Mixolydian.

(2:23) At the end of the second chorus the bVI-bVII progression repeats but then inserts a vi-IV change. Using the method of keeping a common tone between the two chords and approaching the root by a half step (don't remember the proper name for this process, apologies) we use the CMaj7 to modulate down to B minor (2 sharps, common tone B).

(2:55) Using that same process, at the end of the bridge we modulate back to Bb lydian by keeping the common tone of D from Asus4 and moving the root a half step.

(3:15) The end of the guitar solo modulates from from Bb Lydian to D Mixolydian in the same manner as the verses.

(3:54) The final chord is a GMaj/B, which I suppose I could argue moves the tonality from D Mixolydian to G major, but I'm not trying to make anyone roll their eyes here.

Intro/Verses/Guitar Solo:
BbMaj9(b5) F FMaj7/A
BbMaj9(b5) FMaj7/A Dm7

Chorus 1:
Dsus2(4) C GMaj7 Em9 2x
EbMaj7 FMaj7

Chorus 2&3:
Dsus2(4) C GMaj7 Em9 4x
EbMaj 7 FMaj7 Em CMaj7

Bridge:
Bm G Em A
Bm D G Asus4
Bm G Em7 A Asus4
Bm Em A Asus4

Ending Chord (3:54):
GMaj7/B

lyrics

You come around to things in a storm crash
A web of lightning deep in the bone
Leave sparking ghosts behind if they don't catch
The engine spinning up in your soul

I'd never deny the highway that's calling to you
I dig for my script, the pages are ripped
And the whole scene rings untrue

Where's the fire, my wayward friend
Have you got any kindling left to lend
Where's the fire, honey

I come around to things like an ice flow
Slow and trading losses for gains
Never did quite figure you out, though
And I'm left wondering

Where's the fire, should I ask
When the smoke has turned my lungs to ash
There's no denying things took a bad turn
But why does everything behind have to burn
Where's the fire, honey
And why so unconcerned

I turn to poison when I can't understand
Sick from avoidance I still dirty my hands

I was putting up a fight
Cut off from the bright
Trying to make my own light work

Wrestled with my fears
You stayed disappeared
Faded into the wilds of New York

Where's the fire, my wayward friend
Have you got any kindling left to lend
Where's the fire, should I ask
When the smoke has turned my lungs to ash
Where's the fire, honey
Oh, where's the fire
